ABOUT THE BUILDING LOTS
- Buying a building lot is one of the riskiest and most difficult things in the real-estate business. The status of the building lot changes frequently so buyers cannot be certain that the purpose of the lot they bought will always be the same.
- The biggest problem is that, under the provisions of the new building law, a lot has to be connected to a road which is at least 9 meters wide. Very often that is almost impossible since the road cannot be widened because of the already existing houses and fences alongside it, or because the neighbors do not allow the widening of the road across their properties.
- Another frequent problem is the width of the lot. The minimum width suitable for construction is 15 meters, because the house has to be 3 meters away from the lot boundary on each side which leaves 9m for the entire house.
- Although many believe that nothing is allowed to be built in the ''green'' zone, on every 5000 m2 of the ''green'' zone a 400 m2 building may be built.
- The sellers' usual asking price is the one that will meet their needs, but the rule is that the price is calculated based on the number of m2 that can be built.
